STEP 1: Discovery
The first step is discovery. This is where we get to know you and find out what your “needs” “wants” and “wishes” are. We have examples and ideas that we have created combined with your ideas to bring your dream home to life.
We can help you find a lot, a real estate agent and loan officer, and even an architect.
We want to make sure we are with you through every step. It’s extremely important that you deal with the same people, and that they don’t feel rushed.
STEPS 2 and 3: Design and Budgeting
These steps cover the pre-building process of design and budgeting. In this step, we help you complete a site analysis, draft a construction schedule, develop a budget, and discuss options. We will also help you make sure the architect designs the home to the budget.
In addition, at this time, clients are out making selections. There are probably 35 to 40 critical decisions that clients have to make regarding selections, finishes, and colors. On a real complex home, it could be as many as 50. It’s vital to know exactly where to set our allowances for client selections.
STEP 4: Construction
At this step, construction begins. If you’ve done everything right, the construction step is easy. After determining needs and desires, finding a lot, going through the design process and the selection step – the construction takes care of itself.
Homes typically take about a year to construct, but can take from 6 to 18 months. The number one item that can disrupt the process is if the architect does not meet deadlines. Number two is when there is a delay in making design decisions.
STEP 5: Closing, Walk-through, Final Checks & Move-in
The last step includes closing, a walk-through one week prior to move-in, review of product operation and warranty elements, punch list completion, and move-in.
